THE RIGHT PRICE
The UpRight Home Owner Builder Program consultation fee is a FLAT fee guaranteed to NEVER increase. The amount is based on the total covered square feet of your project, complexity, and location. Your consultation fee is NOT based on a percentage of the estimated cost of the project, like many other companies. We believe a fee based on the square footage is MUCH more HONEST, FAIR and BENEFICIAL to the client, compared to other companies who base their fee on a percentage of the THEIR up front ESTIMATED total cost of construction. The entire premise of the UpRight Home Owner/Builder Program is to help you build a better home, SAVE YOU MONEY and maximize YOUR potential for EQUITY. We believe in creating a harmonious relationship where we sit on the “same side of the table” as you, and work WITH you in the same direction of building YOUR home, the way YOU want. We work with you much the same way you might pay a Real-Estate Professional/Agent, an Architect, Interior Designer or Decorator to work WITH you, with a combination of design and construction consultation geared to help save you money, avoid expensive mistakes, and build beautiful energy-efficient new custom homes.
UpRight Homes offer 3 different “OWNER-BUILDER” Programs:
Program 1 - Starting at $3 per square foot of covered area, and suited for individuals or investors with considerable residential home building experience. Proof of experience is required.
Program 2 - Starting at $5 per square foot of covered area, and suited for individuals or investors with average to above-average home building construction knowledge.
Program 3 - Starting at $7 per square foot of covered area, and suited for individuals or investors who may have very limited home building construction knowledge or limited time to build their own home, but still want to be involved in some or all project decisions.
(The UpRight Home Owner/Builder Programs can also provide a complete “Dry in” (house under roof) consultation fee, giving you the ability to “finish out” the home on your own. The majority of our flat fixed fee is typically paid in full directly from the first “draw” of construction funding, to help minimize YOUR up front “out of pocket” expenses)
YOU CONTROL THE SAVINGS THE RIGHT WAY
The UpRight Home Owner/Builder Program affords YOU total control, so YOU decide how much you want to spend. We help guide you and provide you with local qualified professional subs, trades, vendors, and suppliers who are highly skilled in all aspects of residential construction, or you can choose to employ people you already know who are capable of performing the various aspects of building your home. The UpRight Home Owner/Builder Program also allows YOU the opportunity to perform aspects of the building yourself (if you desire) like tile, painting, carpentry, site cleanup, etc. to SAVE even MORE MONEY, and further enhance YOUR equitable position in the finished product. Our Program gives YOU total control to choose which contractors you want to hire, what materials you want to use, and how much you want to spend. Most home builders typically charge 15%-45% or more for their “STANDARD features” (and even MORE for “UPGRADES”), to hire sub-contractors to build YOUR home, the way YOU desire. Many home builders will allow you to make decisions regarding the “finishes” to limited paint colors, flooring, countertops, etc. at THEIR prices, but do not give you the opportunity to make QUALITY decisions and SAVE MONEY on your : foundation, lumber, cornice, roofing, insulation, windows, electrical, state-of-the-art wiring, plumbing, HVAC, sheetrock, trim, window coverings, pools, landscaping, etc., unless you pay THEIR “upgraded” prices. YOUR ROLE AS THE “OWNER-BUILDER”
As you may expect, building YOUR own home requires a substantial commitment, and the process is not for everyone. BUILDING YOUR OWN HOME is NOT a full-time job, so you do NOT have to “quit your day job”. You (or someone in your household) should have the ability/flexibility to spend 1-2 hours a day conducting most of his/her business over the telephone (gathering bids, information, scheduling work, paying bills), with periodic visits to the job site when necessary. Most Builders/General Contractors are in the business of hiring sub-contractors to perform their profession, making sure the contractors have all necessary information and/or materials they need, and are tending to matters in a timely fashion. Many “Owner-Builder ” or “You Build it” type “construction consulting” firms hold monthly or weekly “Free Seminars” promising information on “How to build your own home”, and “what you need to know to get financing”. It is our belief that most of the material covered in these group “seminars” do NOT relate directly to YOU and YOUR home and can therefore be a waste of time, energy, and money. No two homes are identical, and there are many different factors that will effect each decision you make, so we feel it’s best to address those matters as they relate to YOU and your home with a more personalized one-on-one approach.
